Frequently Asked Questions
It’s normal to have questions—most people do. Below are the answers to the topics we’re asked about most often. If you need clarity on something not covered here, contact us anytime or call (248) 291-7783.
Q: Will you list my house on the MLS, or are you actually buying it?
A: Although Carl and Steve hold real estate licenses, we do not operate like traditional listing agents. We don’t advertise homes on the MLS or look for listings to represent. We buy properties directly from homeowners in Metro Detroit that fit our buying criteria. After purchasing, we may renovate the home and resell it, or keep it as a rental in our long-term portfolio.
Q: Do you pay fair prices for properties?
A: We aim to make offers that make sense for both sides. Because we take on repairs, holding costs, and resale risk, our offers are typically below full market value. Many sellers prefer this approach because we pay cash, close quickly, and eliminate the headaches, delays, and expenses associated with repairs, showings, and agent commissions.
If you’re looking for a fast, straightforward sale without additional costs, we’re a solid option. Our offers are zero-obligation—you can review it and decide whether it works for you.
Q: How do you come up with your offer price?
A: Our evaluation process is simple and transparent. We review:
- The property’s location,
- Its condition and repair needs,
- Recent comparable sales, and
- Market trends in your area.
Using that information, we calculate a number that works for you and still allows us to cover renovation costs and the risk we take on. We’re happy to explain how we arrive at the offer.
Q: Are there any fees or commissions when working with you?
A: No. Unlike traditional real estate sales, you won’t pay commissions, service fees, or hidden charges. We cover most—if not all—closing costs as well. Once we purchase the property, the responsibility for repairs and resale falls entirely on us. You walk away without the financial burden or ongoing expenses tied to the property.
Q: How are you different from a real estate agent?
A: Agents market homes, show them to buyers, negotiate offers, and charge a commission when the property sells. Depending on the market, a traditional sale can take months, and the seller pays 3–6% in commissions along with repair costs and holding expenses.
We operate differently:
- We buy houses directly.
- We purchase with cash, not financing.
- We can close in days, not months.
- There are no commissions, no inspections, and no showings.
We take on the risk and the work after the purchase—repairs, marketing, and resale become our responsibility, not yours.
Q: Is there any obligation after I submit my information?
A: None at all. Once you share details about your property, we’ll review it, reach out with any questions, and prepare a fair all-cash offer. What you choose to do with that offer is entirely up to you. We don’t pressure or harass sellers—ever. You decide what’s best for your situation.
